Brick and mortar damage are one of the leading causes of chimney repairs. Yes, older homes have hard-fired bricks that can last well over 100 years; “newer” fireplaces are often built with less sturdy bricks, which means they have a lifespan of approximately 50 years – still a long time!
Spalling – perhaps one of the most common of chimney repairs, spalling is a result of freezing and thawing, which allows moisture to seep into the brick. The moisture is then trapped in the masonry causing the bricks to expand and contract, and eventually result in the layers of the brick falling off. Mortar joints can also be deteriorated and will develop voids within the bricks structure. These voids weaken the brick, and cause the chimney to crumble if chimney repairs are not made.
Cracked Crowns – This common chimney repair is caused when the mortar of your chimney’s crown, also called a chimney wash, begins to crack, chip or deteriorate. When this happens, water can seep down into your chimney causing significant damage. Ideally, chimney crowns will cause water to run away from the chimney’s interior and onto the roof.
Cracks – Not only can the crown be cracked, but the chimney itself can crack, thus making it a fire hazard. Chimney repairs of this nature should not be overlooked as doing so, can result in a buildup of creosote, and lead to a house fire. As Chimney repairs go, having cracks in the column –whether they are on the inside or outside – should not be ignored.
